At The Lookout Keswick our primary goal is that you enjoy your stay with us. The Lookout is a safe and comfortable home from home which will be your ideal base to explore the wonders of the Lake District. This agreement outlines the booking terms and conditions that we both adhere to so that you can holiday safely and keep The Lookout in the condition you would expect to find it.
Please note that if you book via an Online Travel Agent (OTA), you will be entering into an agreement with them and they may have specific terms and conditions that are not covered here. You should always consult their T&Cs at the time of booking.
The Receipt of any deposit or booking monies or completed booking forms or emails constitutes acceptance of all current booking conditions.
The Lookout – The Lookout is the Holiday home property available for short term holiday lets at the following address: The Lookout, Chestnut Hill, Keswick, Cumbria, CA12 4LS
The Lookout Keswick is owned and operated by Jamie Bell of Wycroft, Eccles Road, Chapel en le Frith, High Peak, SK23 9RS.
A deposit of 30% of the rental is payable upon booking.
If the booking is made less than 6 Weeks before the commencement of the holiday, payment must be made in full.
The balance must be paid in full at least 6 weeks before arrival, non-payment of the balance when due, will constitute cancellation of the holiday and forfeiture of the deposit. Payments are automated and the balance will be taken automatically when due unless you advise us otherwise.
Please ensure that the property is suitable to your needs. Pay particular attention to the layout of the property, stairs etc. Please note that the garden contains a pond and a small stream and that younger children need to be supervised at all times. If in doubt, please ask us for clarification of any of the property details.
The Lookout doesn’t anticipate making changes or cancellations to bookings, however if you need to cancel your booking you should notify us as soon as possible and confirm this in writing. The cancellation date will be the date we receive your written confirmation.
I. If you cancel within 48 hours of booking, then we will issue you with a full refund;
II. If the cancellation date is more than 6 weeks before your arrival date, then we will refund your deposit minus a £30 administration charge;
III. If the cancellation date is less than 6 weeks before your booking, then no refunds can be issued;
IV. If the booking is cancelled within 6 weeks of the booking date, then we will endeavour to let the property for the best price available. If the property re-lets for your booking period, then we will use this money to repay your monies less any difference in the two booking fees and a £30 administration charge.
V. This Holiday Let may be terminated before the end of the Holiday Period by the Owner directly giving you notice of termination in the event of you or a member of Your Party being in serious breach of these Terms and Conditions.
VI. If you voluntarily leave the Lookout before the end date of the Holiday Period, no refund will be given in respect of the portion of the Holiday Period when you do not occupy the Holiday Property.
We strongly recommend you take out travel insurance to cover your losses should you need to cancel.
The rental of the property starts at 5pm on the first day of the holiday period. Guests are asked to have vacated the property with all members of your party and belongings by 9am on the final day of the holiday period. Failure to depart in a timely fashion may result in you being charged an additional day proportionate to the booking fee.
This is to ensure that the cleaners have sufficient time to clean the property under the current Covid ready enhanced regime.
If you wish to arrive in Keswick prior to 5pm and enjoy the town or local hills you are welcome to park your car at the Lookout. Please inform us of your intention to do so. This does not infer any access to the property prior to 5pm.
The Hirer is fully responsible for the property during the holiday period. If there is any damage or items missing from the property, please inform us before you leave, this enables us to leave The Lookout clean and fully equipped for the next guests. We reserve the right to charge you for breakages of significantly expensive items such as a television.
The hirer must leave the property in the state of cleanliness and general order in which it was found. An additional charge will be made if extra cleaning is required because of the property being left in a dirty condition upon departure.
Please ensure that all rubbish is placed in the wheelie bins provided at the property prior to your departure. General and recycling wheelie bins are provided and details are displayed in The Lookout and the Welcome Document.
The total number of people on the booking must not be exceeded. We reserve the right to terminate hire immediately without refund if the number is exceeded. You can contact us up to the week of the holiday period if you would like to add guests to the booking. We may charge for additional guests where the original booking fee is based on a reduced occupancy rate.
The Lookout is perfect for gatherings and celebrations of families or groups of friends, but it should not be used as a party venue to invite other guests without our permission and prior consent.
The Lookout is in a quiet residential area of Keswick, please respect our neighbours and surroundings. We respectfully ask that groups please keep the noise to a minimum on the outside terrace and balcony area after 10.30 pm.
The Lookout is strictly No Smoking. If you smoke in the garden of the property, please dispose of any cigarette ends considerately.
It may be necessary for ourselves or agents to access the property for maintenance etc, we reserve the right to enter a property at any time. We will try and give you as much notice as possible if we require access.
Whilst we make every effort to maintain essential equipment, such as the boiler and central heating, gas fires, fridges, washing machines etc., there will inevitably be times outside of our control when things break down. You should contact our house manager immediately and we will endeavour to make a repair as soon as possible, although this could involve ordering spare parts which could take time. Your booking is accepted on the condition that you accept the possibility of this risk and no compensation will be offered. We will do everything possible to minimise any discomfort or inconvenience whilst a repair is undertaken.
If for reasons beyond our control The Lookout becomes unavailable for your booking, for example a boiler breakdown or similar that cannot be rectified in time for your arrival, you will be informed immediately and fully refunded. We will not be responsible for finding alternative accommodation or any additional costs
The Lookout does not accept liability to any person or member of a holiday booking for any personal injury, sickness, loss or damage to property however sustained or caused, nor for loss or theft of property or money.
Personal belongings are always at hirer's risk. No responsibility can be accepted for loss or damage to any car or its contents parked at The Lookout.
Damages and complaints must be reported to us immediately. When your holiday is over, it is too late to rectify a problem.
Be aware that CCTV is in operation in parking area and entrances to The Lookout.
We will provide you with fresh linen and towels for every booking. These are commercially laundered by a local company. Please note that you should bring your own tea towels, cleaning cloths and cleaning supplies as these are not provided.
High speed WIFI internet access is provided free of charge, the service is unmetered so you don’t need to be concerned about usage.
Reasonable usage of electricity and gas supplies are included in the booking cost. We reserve the right to charge for excessive usage. If your booking includes the downstairs apartment we do not provide fuel for the wood burner.
A travel cot and highchair are available for your usage upon request. You are responsible for providing your own linen for the travel cot. Please ensure that these items are cleaned at the end of your rental period.
Dogs are welcome at The Lookout to a maximum of 2 dogs per booking. This is strictly by prior arrangement. Please note we do not accept cats.
If you are taking your dog with you, you must respect these few simple, common sense requests:
· Never leave your dog alone in the property or garden.
· Please keep your dogs off the furniture.
· Please do not allow dogs in the bedrooms.
· Upon departure there should be no sign that a dog has stayed at the property - please remove dog hairs from carpets before you leave and ensure that there is no evidence left in the garden.
· The garden is not gated at the front and the road is easily accessible, you should ensure that you supervise your dogs accordingly.
By booking at The Lookout you confirm your acceptance of these terms and conditions and that you have read and understood the important information contained within.
